Get Your Finances In Order
The first thing you’ll need to do is put money aside for a down payment. This amount is (at minimum) 5% of the purchase price of the home you’re planning to buy. If you are not paying cash for your new home, then next, you will connect with a good mortgage broker or your bank to get pre-approved for the right loan amount.

Visualize Your Dream Home
Once you’ve established a price range, it’s time to decide what type of home will best suit your lifestyle. Think about things like access to schools, work, recreational facilities, what the neighbourhood is like, and so on. You may enjoy putting this down in writing and create your own needs and wants list.

Your Custom Search and Shopping
Although there are some pre-populated searches available for you on our website, the most convenient way to look at listings is by requesting a custom search from one of our agents. This will reduce wasted time looking and falling in love with properties, only to find a key factor is not acceptable for you or your family. Once you are ready to start viewing some homes, we will be ready with the keys to unlock those doors! Generally, we can show about 3 homes per hour if they are in the same general neighborhood. Your agent will submit a request to the listing agent and we have proprietary apps to access lockboxes and keys.
Closing
Your personal Real Estate Agent will help you place an offer that the seller will either accept, counter, or reject.
After you’ve negotiated the offer, you will usually conduct a home inspection and deal with any repairs (the cost of which you can also negotiate with the seller). We will also work with your mortgage broker to get your financing approved. Once all the Conditions are fulfilled and ‘Waived’ you have a firm deal!
